July Monthly Market Update 2021


For the first time in 9 months, no Real Estate records were set in June. As anticipated, the fast and furious Seller's market has softened, giving buyers more time to maneuver in the market. Offers do include more subjects; however, I have seen bold offers with no subjects, just a lower price than sellers anticipated. Inventory remains low, with  a decrease of 21 per cent compared to May 2021, and many new listings are needed to balance the market. It's important, though, to remember that the list price is the marketing price, and the value of a home is the price that a willing Buyer and willing Seller agree to. A price adjustment may be necessary to sell a house sitting on the market for a while. 
In June, my husband and I celebrated our 20th wedding anniversary, the school year ended, and we marched towards society opening up with fewer social distancing regulations. Effective July 1, as part of Stage 3 of BC’s Restart Plan, REALTORS® are again allowed to hold in-person showings and open houses while adhering to public safety recommendations.
